Svoboda & Williams Is Launching the Rent of Apartments in Smíchov's LIHOVAR by Trigema

The vast construction site by the Smíchov embankment is bursting with activity these days. The first stage of the ambitious LIHOVAR residential development is scheduled to be completed this spring. The developer's goal is for housing in this large complex to offer a unique atmosphere that residents can enjoy no matter their age and stage in life, and so it will feature a section with apartments for rent. "LIHOVAR is definitely one of the most closely watched residential projects in Prague, and we have been registering dozens of inquiries from potential tenants in the weeks leading up to the rental launch date," says David Šimeček, Head of Residential Rentals at Svoboda & Williams. "We are continuing our cooperation with Trigema after the success of the Fragment rental project in Karlín, which was fully rented out within 3 months of its final approval."

Future tenants can select from a wide range of layouts, starting at studios and ending in four-bedrooms. "Most of the available units will offer practical one-bedroom and two-bedroom dimensions, but for the most demanding clients there is an exclusive, generously apportioned four-bedroom with an amazing hundred-and-twenty-meter terrace providing views of the Vltava River and Dívčí Hrady," adds Eva Jílková. LIHOVAR's apartments come fully furnished. "There is no shortage of designer lighting or plenty of necessary storage space in built-in wardrobes. The comfort of LIHOVAR's residents is guaranteed by, among other things, a LOXONE smart home system, recuperation, or central underfloor heating. There is also a reception, a concierge, and an on-site facility manager," adds Jílková. The project will welcome its first tenant at the latest by May 2024.

The residential project is being built on the site of one of Prague's largest former distilleries, Fischl and Sons, whose legacy can still be seen in the preserved chimneys, sawtooth roof, and red brick facade. LIHOVAR strives to be the heart and soul of the modern Smíchov Riverside neighborhood. Living here facilitates social interactions and lively events held either in the glazed courtyard, one of the largest food markets in Prague, or one of the art galleries.

The Smíchov district stands at the beginning of a transformative revitalization era. In the next few years, it will become one of the most sought-after parts of Prague thanks to a number of follow-up residential developments, new infrastructure, and major traffic calming. The opening of Dvorecký Bridge connecting Smíchov and Podolí is planned for next year, and, thanks to the collaboration between architects and the famous sculptor Kryštof Kintera, the embankment closest to LIHOVAR will be home to a unique museum devoted to urban lighting from around the world.
